Later Closing Hour for Gym & Reading Room


To further the development of both the physical and mental prowess of Sutramas residents, the closing hours of both the gym and reading room is extended to midnight.

It is hoped that this does not promote too much nocturnal tendencies!!

Remember! Be considerate and turn off all lights and air-conditioners if you are the last to leave!!

PASTIME CAFE - Now Open!!

Sutramas' very own cafe is now open for business. PASTIME CAFE is run by friendly couple, Audrey & Patrick. It has a delectable array of pastries and cakes and great Illy coffee. Pop down for a cuppa with a neighbour or friend any time during its opening hours of 8.00 in the morning and 10.00 at night. Its open 7 days a week. Here are some pictures of the Cafe.

Additions To Reading Room - Thank You!

On 22nd June 2008, a "posting" informed of the Reading Room being organised.

Since then, there have been kind and generous donations of books and magazines.

The latest are these novels. They are of superb condition and a very generous contribution .

A big thank you to everyone for your generosity. We look forward to building up the Reading Room further with your kind donations.

Management has been requested to keep publications organised.

Here is a Notice from Management on the opening of car park bays for rental. Registration opens from 10.00 am, Saturday, 16th August 2008.

To all valued OWNERS/occupants

SUTRAMAS CONDOMINIUM

AVAILABLE CAR PARK BAYS FOR RENTAL

Please be informed that for the convenience of Owners/Occupants who require extra car park bays to park their vehicles, we have identified available car park bays in Sutramas and your Joint Management Committee has agreed to open available car park bays at LG3 for rental (‘Rental Car Park Bays”). Owners/Occupants who are interested to take up these Rental Car Park Bays can come forward to the Management Office to register for the Rental Car Park Bays starting from 16th August 2008 (Saturday) from 10.00 am.

The terms & conditions for rental of the Rental Car Park Bays are as follows:-

1. The rental rate for one (1) Rental Car Park Bay is RM 150.00 per month or RM 120.00 per month depending on the location of the car park bays.

2. The Rental Car Park Bay will be rented out on first come first serve basis.

3. The rental period for each Rental Car Park Bay is one (1) year.

4. One (1) month rental deposit and three (3) months advance rental shall be paid upon confirmation of rental of the Rental Car Park Bays. Subsequently, the car park rental shall be paid promptly latest by 7th day of each month.

5. Access card and car sticker will be issued upon confirmation of rental of Rental Car Park Bays.

6. The Rental Car Park Bays shall be used for the purpose of parking vehicles only.

Owners/Occupants who have extra vehicles (in excess of your car park allocation) are strongly advised to act promptly to take this opportunity to rent these Rental Car Park Bays to ensure that your extra vehicles are parked at authorized car park bays to avoid inconvenience of having your extra vehicles clamped as the number of car park bays in Sutramas is limited.

Notice From Management - 29 July 2008


To all valued occupants

SUTRAMAS CONDOMINIUM

(1) REVISION OF RENTAL RATES FOR TABLES & CHAIRS,

(2) AVAILABLE LOCKERS FOR RENTAL; AND

(3) USE OF GAZEBO NEAR PUTTING GREEN

Please be informed that during the 5th JMC Meeting held on 12th July 2008, the Joint Management Committee (JMC) has discussed and agreed for the benefit of all occupants, the following:-

1. Revision of Rental Rates for Tables & Chairs.

The JMC has decided to reduce the rental rate for tables & chairs. This is to promote increased usage at favourable rates. With effect from 1st August 2008, the rental rates will be revised downwards to RM 5.00 per table (inclusive of table cloth) and RM 1.00 per chair.

2. Lockers Available for Rental

With effect from 1st August 2008, 15 lockers at both Male and Female Changing Rooms will be made available for rent at a monthly rate of RM 10.00 per locker. A refundable deposit of RM 30.00 per locker and a 3 months minimum rental period shall be required. The locker shall only be used as storage place. No illegal material, drug, combustible material and dangerous substance shall be stored inside the locker. No responsibility for the contents in the locker nor its safekeeping shall rest with the JMC or Management. Please visit Management Office for the process of renting the lockers.

3. Reservation of Gazebo for Small Function

With effect from 1st August 2008, the end Gazebo next to the putting green will be made available for reservation for small functions. Occupants are only required to pay a refundable security deposit of RM 50.00 upon reservation. Tables & chairs are also available for rent for the functions to be held at the Gazebo.

We wish to inform that the revenue generated by these initiatives find its way to no other parties other than the residents of Sutramas itself as it would form part of the ancillary income of Sutramas. This will contribute towards meeting the cost of running the Condominium.

We hope that these initiatives would contribute to Occupants’ greater enjoyment of living at Sutramas.

Syabas Water Rates For Condominiums


You might know, rather unhappily, that condo dwellers are charged commercial rates for water they consume. This is RM1.38 per cubic meter. Residential landed properties are charged RM0.57 per cubic meter.

Why you may ask is this the case? The rather improbable response proffered is that commercial activity may be ongoing in the condo.

Happily though, you might also know that Syabas, the water concessionaire for Klang Valley and Selangor , has initiated an avenue for applications by condo dwellers to convert bulk metering to individual metering, thus paving the way for the levying of the lower residential rate for water consumption.

Unfortunately, and also obviously unhappily, you might also know that Syabas has laid down some rules/compliances before such applications are approved, amongst them (quite unreasonably) being that the Management of the Condominium has no objections to the application and that all residents of the condo agrees to the migration exercise.

Taking the theme of this posting to its hilt, the conclusion to the current position is :-

Happily, the Management of the Condo has no issues with this,
Obviously, all residents would agree to this,
Incredibly, there is no format set as to how residents' consent is to be secured and produced,
Comfortingly, Management has initiated discussions with Syabas and is awaiting the outcome.

We too will await, with bated breath and guarded cheque books ;-).

Reading Room Organised!




Dear Residents,

The Reading Room has been organised to make selection of reading material easier. As you can see there is ample space for more reading material. We invite your kind donation of current magazine and books. The room lacks reading material for children. If you have some for donation, we thank you in advance for your kindness in sharing.

In order to keep the room organised, magazines going back to only as far as the beginning of year 2007 shall be kept.

Please feel free to stack donated books and magazine s in the room itself or deposit them to the management office.

Swimming Pool Back On The Blink?

Update! 6th June 2008
Swimming pool is back in operation!!
Well done, all concerned!!


It appears that the reopening of the swimming pool was short lived joy.

These pictures taken on Wednesday, 4th June 2008 shows the state of the water.

A call to management elicited an explanation. They said that the holding tanks below the pool had debris and construction material left from the recent rectification work. These materials were circulated during the operations of the pump and caused the water to be murky.

Cleaning of the holding tanks took place yesterday and today (4th and 5th June 2008) and the pool is being filled with filtered water from the main rather than from the hydrant.

Chlorine and clearing agents are expected to be delivered today and deposited into the pump. Management explained that it would take a day of circulation for the chlorine and clearing agents to improve the water quality.

Let’s hope that the pool would be ready for the kids to enjoy, at least for the last weekend of the school holidays.

I was informed that the Main Contractor will reimburse or replace the material used by the Contractor directly to FMC.

Since the Main Contractor is unable to treat the water to the required water quality, the Developer is engaging a swimming pool maintenance contractor to treat the pool before handing over the pool to FMC.

We target to achieve the required water quality over the weekend.

As for the granite arch, we will engage a granite specialist to look into solving the problem.

Rectification Work on Swimming Pool Completed





After more than 2 months without the use of the pool, rectification work finally completed today, Saturday, 31 May 2008. Not a day before what the developer promised and despite 2 extensions to the completion date.

For now, I think all residents want is just to enjoy swimming again. These pix shows just how eager residents were in getting into the pool just as soon as the caution tapes were removed early evening.
